Energy certification of buildings
We make the energy certification of buildings according to relevant decrees, the 7/2006 (V.24.) TNM Decree, and the 176/2008. (VI. 30.) Government decree. The energy certification determines the primer energy consumption (heating, cooling, DHW, ventilation system and lighting) in kWh/m2a and rates the building in a scale from A+ to I.
The 176/2008 decree of Government declared that from 1. January 2009. energy certificate must be made for the occupancy permission of the estate, the permanent – over 1 year period – rent out of the estate and those buildings which total useful floor area over 1 000 m2, occupied by public authorities and by institutions providing public services to a large number of persons. In Hungary the energy certification of existing buildings, flats which are sold or rented out, is voluntary until 31st December 2011, after 1st January 2012 the energy certificate will be compulsory.
Energy audit of buildings
The energy certification rates the building on the basis of the sum of primer energy uses. To determine the efficiency of the energy consumption systems and to make energy saving measures it is recommended to make an energy audit which is a more detailed analysis and on the one hand it is based on the factual data of the building and on the other hand it is based on measured data. During the energy audit we collect data from the building construction and the building service system on the spot, identify the energy consumer system, analyze the energy consumption (gas, district heating, electric current bills) and we measure the inside temperature and humidity with the necessary number of datalogger, we measure the air volume at the air handling unit, and in case of non-residential buildings we collect data from the lighting system. As a result of the energy audit we suggest energy saving measures for the building and its building service engineering system, we estimate the cost of the investments and calculate the payback time.
Technical and justice expert examination of building service engineering systems
Our company makes technical expert examinations and technological justice expert examinations. In case of building service engineering systems which do not operate well or where is a fault in the system we make an examination on the spot, we disclose the reasons of the faults and make proposals to solve the problems. If necessary we estimate the cost of the proposed investments. We made several expert examinations when we had to check an operating system with measuring, and then had to analyze the measured figures.
Revision of building service engineering equipment (boilers, chillers)
The managing director of the company – Zoltán Magyar, Phd. – took part in working out the decree of revision of boilers and air-conditioner equipment, therefore the revision could be made with first hand experience by the maker of the decree and the method of revision.The boilers over 20 kW effective performance must be regularly revisioned to decrease the energy consumption and CO2 emission. The boilers over 100 kW performance must be checked in every 2 years. In case of those heating systems which operate with a boiler over 20 kW performance and which are more than 15 years old, energy saving measures must be made. The air conditioning systems over 12 kW performance must be revisioned. The revision of air conditioning system has to have energy saving measures just like in case of boilers.
Balancing of hydronic and air systems
The planned water and air volumes in hydronic and air systems have to be balanced with the balancing valves in the system. Leaving out the balancing of the system can cause significant operational cost increase and complaints of the consumers. Our company makes balancing of both hydronic and air systems. Regarding balancing of hydronic systems we have measuring instrument of TA product, in case of balancing other balancing valves products, the measurement instrument has to be obtained from the manufacturer. We use measurement instruments of KIMO for balancing the air systems.
It should be mentioned that the managing director of the company – Zoltán Magyar, Phd. – founded the TA company of Hungary (TA is one of the most well known manufacturers of balancing valves). The managing director gave lectures on balancing for several years in Asia and in Europe and he has taken part in numerous international projects.
Checking the building service engineering systems with measuring procedure
Our company checks the building service engineering systems with measuring procedure and makes minutes and expert report about the measured figures. We have many references including several expert reports based on measuring, for example:
- MÜPA (Palace of Arts, Budapest): measuring the air temperature and humidity distribution in the theatre and concert hall, and in the foyer;
- Hotel Hilton: checking measure of the air system;
- Margit Palace office building: measuring the air velocity and disclose the complaints in certain rooms.
Making feasibility study for KEOP application and for preparation of investment
Comfort Consulting Ltd. makes feasibility study for KEOP applications and for preparation of investments. The content of the feasibility study is defined for KEOP applications. The technological part of the study contains the energy analysis according to 7/2006 (V.24.) TNM decree, the expected energy consumption and its cost, the version-analysis and the proposal for the optimal solution and its investment cost.
